How much is the holding deposit?
You will be required to pay a holding deposit equal to one weeks rent, to demonstrate your commitment to renting the property while references are validated. Your holding deposit will be held until the deadline for agreement, which you will sign below to agree will be 30 days from the date you pay the holding deposit.
If you are eligible for a refund, the holding deposit will be use it to offset your move-in expenses, which include paying one month’s rent in advance and a 5-week deposit.
Your holding deposit will only be retained if:
• You decide not to rent the property (i.e., withdraw from the proposed agreement)
• You fail a ‘right to rent’ check
• You provide us with false or misleading information that affects our decision to let the property to you. Please ensure that all information you provide is true and accurate.
• You fail to take all reasonable steps to enter an agreement (e.g., by not responding to reasonable requests for information required to progress the agreement, such as providing proof of address, ID, payslips, accurate referee contact details, etc.)
If we need to retain the holding deposit for any of the reasons above, we will provide you with a written explanation within 30 days.
How much will it cost to move in ?
To secure the rental property, you must pay one month’s rent in advance and a deposit equivalent to five weeks of your rent.
How long would it be before you move in?
It can be as quick as a few days, but usually the process takes between 3-4 weeks. Typically, delays in the rental process result from slow responses from employer and landlord references. To speed up the process, you can encourage them to respond quickly. However, the timeline may also depend on factors such as the need to wait for the current tenant to move out or to complete any necessary work on the property. Therefore, we encourage you to discuss these factors with us before submitting your application.
Can you smoke in a property?
No. Smoking is not allowed inside any of our properties. If you want to smoke, please go outdoors.
Can you decorate the house?
You must obtain the landlord’s permission before making any changes to the property. Unless you have received prior approval, the property must remain in its original condition
Can we hold a property for you?
We will hold the property for you once we receive your holding deposit. However, we cannot hold the property indefinitely if we do not receive the necessary information from you.
What do the references check ?
The references that we need to verify with include:
• Previous landlord reference: These are used to confirm the tenant’s rental history, including their payment history, whether they caused any damage to the property, and whether they were good tenants overall.
• Employment references: These are typically used to confirm the tenant’s employment status, income, and length of employment.
• Credit check: There are to ensure you do not have bad debt or County Court Judgments (CCJs),, verify that you have a responsible track record with your finances
In addition, we conduct a “right to rent” check, which verifies that you have the legal right to live in UK and rent property.
Will you get your deposit back?
At the end of the tenancy, once the property has been inspected and there are no damages or arrears, the deposit will be refunded to you. However, if there are damages or unpaid rent, we may deduct the necessary amount from the deposit before refunding the remaining balance to you.
