Buyer’s Tips

Stay Alert:

Register to receive property alerts, be first to be informed of new houses coming on the market in your price range, area & size.

Save time:

If you find a property you like but are not familiar with the immediate area, check it out on Google Street View first to ensure that it is the right location for you. This might save you time in the long run. For example, if you have cats, a main road might be off-putting, but if you are a commuter looking for great transport links, it could be ideal.

Be Offer Ready:

Get your finances in order before you start looking for a house. You need to know if you can borrow money and how much, so you don’t miss out on the house of your dreams. Your offer cannot be accepted without proof of how you will finance the purchase. This means you need an agreement in principle from your mortgage lender and a bank statement showing the deposit you have. If you haven’t already done so, we recommend that you see an independent mortgage adviser to discuss the best options for you and obtain an agreement in principle from a mortgage lender that can lend you the funds to buy your home. Don’t just go to your bank as they can only offer a narrow range of mortgages. Visit our mortgage page for more information.

Put Yourself In Front:

A buyer’s position and level of interest are crucial factors that sellers consider, especially if they receive multiple offers. Therefore, make sure you are ready to go. Choose your solicitor before finding your dream home. It doesn’t cost anything to select a solicitor now, and it means you can let the seller know that you have a solicitor in place and are ready to begin the buying process the following day. This will demonstrate to the seller that you are a serious buyer who is prepared to move quickly, which is what they want. We can recommend solicitors and provide you with a free, no-obligation quote. Please visit our conveyancing page for more information.

Have Vision:

We all have busy lives, so it’s not surprising that the house with spacious measurements online may appear a little smaller when viewed because it is filled with toys and personal belongings. Look beyond the furniture and possessions because you will be furnishing your new home with your own style

Don’t Leave It Too Late:

The most common complaint we hear from buyers is ‘it’s already gone ☹’. The market is moving quickly, and if you want to secure your perfect home, you need to move quickly too. Before starting your house hunting, work out your budget so that you are prepared and know what you can afford. When the right property becomes available, you can make an offer with confidence.
